property management

Property management done properly

Property management isn’t all compliance, repairs and deposits. Done properly, it’s also about relationships, respect and trust.

Our clients let us take care of everything, from finding the right tenants to handling all the financials, because they know we’ll treat their property as if it were our own.

We’re the best in the industry when it comes to property management. A well-managed tenancy means a happy tenant, and a happy tenant stays longer. In fact, 80% of tenancies in GUUD managed properties extend beyond their original term, so instructing us to look after your property from start to finish is an excellent way to minimise void periods and maximise the return on your investment.

Working with you

Ideally suited to landlords who are short on time, inexperienced at letting or do not live near the property being let, GUUD will liaise with your tenant throughout the tenancy, meaning you’ll never need to hear from your tenant directly. We’ll instruct maintenance and repairs, renew safety certificates, return your tenant’s deposit at the end of a tenancy – and everything in between.

“No two assets, clients or tenants are the same—that’s why we offer tailored property management solutions to meet your unique needs, throughout the property lifecycle and across all asset classes”

Why choose GUUD?

All our Property Managers are ARLA qualified, or working towards ARLA qualification, giving you peace of mind that your property is in the care of an expert.

As government bodies and industry regulators tighten the reins on safety requirements, you can be assured that our team is on hand to advise on current safety regulations.

Our property managers ensure that value for money is offered at every stage. Many tradesmen charge our clients at rates below those available to members of the general public.

Contractors engaged on your behalf will need to meet strict quality control criteria covering everything from trade qualifications right through to adequate liability insurance.

As your managing agent, we put a useful distance between you and your occupant whilst negotiations are carried out by us on your behalf. Our goal is to manage this process in the most effective and efficient way providing you with a smooth amicable synergy throughout occupancy negotiations

A good agent should be able to show how quickly they can find a tenant and advise on achievable rental values. They should be able to pinpoint what, if anything, needs to be done to the property and how to do it. By caring for what’s important to you – both your property and your time.

What is involved?

There is much to do when letting out your property. To begin with, you need to prepare your property so it is ready to let. This involves dealing with mortgage lenders, sorting out rent collection, tax matters, insurance cover, utility bills, keys and inventories, and acquiring safety certificates for gas, electrics and appliances: the list goes on.

As your property manager, we can manage all of these tasks on your behalf. Once your property is ready for tenants to move in, we will also manage it throughout the tenancy, providing regular account statements along the way.

  • Exchanging contracts on your behalf (with written consent)
  • Arranging deep clean and inventory prior to tenancy
  • Arranging the check-in checkout and end of occupancy clean.
  • Peace of mind 24 hours a day
  • No occupant contact required
  • Excellent property manager to property ratio
  • Repairs carried out by vetted tradesmen at competitive rates
  • Annual safety tests arranged
  • Deposit claims negotiated
  • Mid occupancy inspections for occupancies over two months

With our fully managed service we look after all aspects of your rental:

  • Inventory, check in and check out
  • Annual statement summaries for tax returns
  • Compliance with legal requirements
  • Look after your investment from start to finish
